Residency and Application Requirements. EMC MANAGEMENT INC., APPLICANTS MUST RECEIVE. 30 OUT OF 45 POINTS TO QUALIFY. EMPLOYMENT (Current-Permanent). 6 months or more at current company. 3 to 5 months at current company. Less than 3 months at current company. Temporary employment -2 Points from total points. INCOME (Tax Deductible) gross 3 times monthly rent gross 2 times monthly rent gross one time monthly rent. 6 months or more w/Good Referral. 3 to 5 months w/Good Referral. Less than 3 months w/Good Referral. Non-contractual lease history with proof of payment -3 points from Lease History points awarded. 100% satisfactory credit rating. 75% satisfactory credit rating. 50% satisfactory credit rating. Less than 50% satisfactory credit rating. No credit (No outstanding collections due). No misdemeanors, adjudicated verdicts, felonies or pending charges are excepted (excluding automobile traffic charges). A criminal report will be done on each applicant 16 years and older. No drug users whether criminally charged or not. ** Evictions or any major lease/rental violations are not approved. ** Broken leases not accepted;exception, if restitution has been made to the satisfaction of the property management co., owner or property manager. ** Renting from a relative will not be accepted as rental history with the exception of proof of rental payments. ** Home ownership must have verifiable credit. Applicant must show documents (lease contract, rental/payroll receipts etc...) if requested. CO-Signer accepted for all current college students with proof of current paid school tuition. Individual must be 18 years or older to apply for
apartment (minors must be with parent or guardian). CO-Signer accepted (with approved requirements) for applicants with a minimum of 25 points. CO-Signer MUST BE IMMEDIATE FAMILY (Parent, brother, sister, or grandparent), must have at least 1 year in current employment, show 4 times gross monthly rent income, 1 year of rental history in his/her name, and have ALL good credit.
