Hope we get an opportunity to return again. Trish is a stunning 3-story villa with a breath-taking Pacific Ocean view. The home is approximately 2,500 square feet and has
4 bedrooms and 3
baths, sleeping 8 comfortably. There are two queen beds, one king bed, a double bed and a daybed in the den that could sleep a 9th person, if needed. The common areas include a and den with
cable TV. The 3rd floor
bedroom has a private entrance and private
balcony. Remember, in our home, each
bedroom is
air-conditioned so those who want to fall asleep to the sounds of the ocean and jungle can do so, while those who need
air-conditioning are able to use their own a/c to control the
room's temperature. When you arrive, you will descend a staircase surrounded by beautifully landscaped
gardens. A huge (over 1260 square foot or 120 square meters. ) completely private sundeck provides a great place to unwind and enjoy the nature that is Costa Rica. You can relax in the
pool and watch the colorful birds, 3 species of monkeys, sloths, iguanas, lizards and other exotic wildlife as they pass by. At night you can stargaze during high season and watch spectacular lightning shows over the Pacific during green season. We have spent quite a bit of time in Costa Rica and I have to say this house was a great find! We hope to be back in a few years. We really enjoyed staying in your beautiful house! bedrooms are
air-conditioned for your comfort or you can fall asleep listening to the Pacific Ocean waves hitting the beaches in the distance. The modern
kitchen is fully equipped with all the appliances you will need including: a full size
refrigerator with icemaker, microwave, range top, oven, blender, juicer, toaster,
coffee maker grinder, can opener and dishwasher. We have a large LP gas double-burner outdoor
grill for you to prepare your favorite
bar-b-q foods. If you prefer not to cook, we can arrange for you to hire a cook. A
computer with
Internet access is provided if you need to retrieve your email while you are on vacation. The home is also equipped with a washer, dryer,
iron and
ironing board. A
television hooked up to satelite and VCR are provided. A
stereo is also provided (the animals have asked for and enjoy calming
quiet music, please.) A free
laundry service is also provided at your option. And, we have the largest private deck to sit and enjoy the jungle and ocean views. maid service Monday through Saturday is included; a
gardener is employed as well. Our house manager is on call
24 hours a day. His email and
phone number will be provided before you arrive. He can also assist you with arranging your
tours. This was a wonderful spot for my month sabbatical. The staff was so helpful and friendly. My kids enjoyed practicing their Spanish. Today I caught them scheming to find a tico boyfriend for me so we could move here! (Almost tempting!) Jane. Manuel Antonio/Quepos area is one of the most popular tourist spots for locals and foreigners. Quepos is located 100 miles from San Jose and can be reached by plane (20 minutes), rental car or bus. The Quepos port is a world renowned fishing spot with nearly 50 charter fishing boats available for tourists. Seven kilometers beyond Quepos is Manuel Antonio National Park. The park is filled with hundreds of species of plants and animals, making it one of the most diverse areas of Costa Rica. Our home is located directly between Quepos and the park, 300 meters off of the main road. We offer a splendid Pacific Ocean and jungle view. The home also has complete privacy, located away from the sometimes busy main road. The beach can be accessed from Manuel Antonio Park or by a 20 minute walk down an access road near the home. We did indeed find that Geminis del Pacifico exceeded our expectations, and we had HUGE expectations! Thank you soooo much for the use of your lovely home - it was truly the highlite of our
trip. Not only was it luxurious, but it felt comfortable and homey at the same time - that isn't always easy to accomplish. All in all, just wonderful. Jane family in the area include: Whitewater rafting (II-IV class), deep sea coastal fishing, island boat

tours, mountain biking (Beg. - Expert), dolphin watching snorkeling
tours, river canyoning, sunset

Phone Email. Tenants, for rental of the entire dwelling known as Geminis del Pacifico and located at the lower villa at the end of the first drive on the left past the Sea Glass
Spa which is located on the road in front of Hotel Villas El Parque on the main road from Quepos to Manuel Antonio National Park, Puntarenas, Costa Rica, under the following terms and conditions: FIXED-TERM AGREEMENT-Tenants agree to lease this dwelling for a fixed-term of 7 Days, beginning (check-in date) at 2:00 PM local time and ending (check-out date) at 11:00 AM local time. Guests who do not vacate the premises by the checkout time are subject to an additional night?s rental fee. MONIES and FUNDS-All monies and funds in this agreement are listed in US dollars. RENT-Tenants agree to rent this dwelling for the sum of Rental Amount payable in advance. An advance rental deposit of (1/2 of Rental Amount) is payable at signing of this lease ((contract date).) The final payment of (second half or Rental Amount) shall be made on (30 days prior to occupancy).
SECURITY DEPOSIT- A
security deposit in the amount of $1,000.00 US will be put on hold to a major credit card on or before (7 days prior to occupancy) and will be released by the Owner within four weeks after check out date less any amount deducted. Charges may include, and are not limited to, expenses related to damages, late checkout, extra cleaning service, unpaid
tours and long distance
telephone charges. Additional expenses related to tenant's negligence may also be charged to the
security deposit. This authorization will extend up to 75 days after (check-out date) for estimates to repair damages and for late arriving
telephone bills from ICE (e.g.: If keys are lost or stolen, a charge of $150.00 will be charged towards this deposit to change locks in the house.) UTILITIES-The Owner will provide water, electric, propane, trash removal,
cable or
satellite tv, and local
telephone usage. Tenants are responsible for all long distance calls made during tenancy. DAMAGE-Tenants agree to pay for repairs of all damage that they or their guests have caused. RESTRICTIONS-All smoking must be done outside: the building is
nonsmoking.
SAFE-The digital
safe is provided for the convenience of the tenants. No bond or warranty is provided for contents put into the
safe. Each time the
safe is opened, a new four-digit number must be programmed in (or a magnetic-striped card-such as a credit card or ATM card-swiped across the card reader) to close the
safe. The only way to open the
safe is to use the same four-digit code (or the same magnetic-striped card.) If tenants forget the four-digit code (or lose the magnetic-striped card) used to lock the
safe, tenants agree to pay all costs incurred to have the
safe opened. Upon checkout, tenants agree that they will leave the
safe open and unlocked. ACCOMMODATIONS-One king bed, two queen beds, and one full bed are in
four bedrooms. Owner supplies linens for bed, beach and
bath. Other amenities include
Concierge,
Pool, and Monday through Saturday Maid Service. MAXIMUM NUMBER OF OCCUPANTS-The house is to be occupied by no more than Eight (8) persons at a maximum. SUBLETTING AND ASSIGNMENT-Tenants shall not sublet the entire premises or any part of the premises, nor shall they assign this Agreement to anyone else without first obtaining the Owners; written permission. Owners shall not withhold permission unreasonably. PETS-Tenants may house no pet of any kind on the premises, even temporarily, without first obtaining Owners; written permission. Pets includes, but is not limited to, both warm- and cold-blooded animals, such as dogs, cats, fish, hamsters, rats, birds, snakes, lizards, and insects. Pets does not include animals trained to serve the handicapped, such as seeing-eye dogs, hearing dogs, or service dogs. These animals may be housed on the premises so long as they are in the direct service of those they were trained to serve and so long as Owners are notified in advance in writing of the circumstances. AGREEMENT NON-COMPLIANCE-Tenants assure the Owner that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses which are caused by the tenant and/or the tenant's guest(s). ILLEGAL DRUGS-TENANTS agree that any tenant who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises. LAWFUL USE-TENANTS and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. HOLD HARMLESS-TENANTS agree to indemnify and save Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. INSURANCE-Owners have obtained insurance to cover fire damage to the building itself and liability insurance to cover certain personal injuries occurring as a result of property defects or owner negligence. Owners; insurance does not cover Tenants; possessions or Tenants; negligence. NON-WAIVER-Should either Owners or Tenants waive their rights to enforce any breach of this Agreement, that waiver shall be considered temporary and not a continuing waiver of any later breach. Although Owners may know when accepting rent that Tenants are violating one or more of this Agreement;s conditions, Owners in accepting the rent are in no way waiving their rights to enforce the breach. Neither Owners nor Tenants shall have waived their rights to enforce any breach unless they agree to a waiver in writing. REFERENCES IN WORDING-Plural references made to the
parties involved in this Agreement may also be singular, and singular references may be plural. These references also apply to Owners; and Tenants; heirs, executors, administrators, or successors, as the case may be. ENTIRE AGREEMENT-As written, this Agreement constitutes the entire agreement between the Tenants and Owners. They have made no further promises of any kind to one another, nor have they reached any other understandings, either verbal or written. ATTORNEY;S FEES-If either
party to this Agreement shall bring a cause or action against the other
party for enforcement of the Agreement, the prevailing
party shall not recover attorney;s fees. Inversiones Villa Los Gemelos, S.A., is a Costa Rican company and this contract is governed under the laws of Costa Rica. TERMINATION-Either
party may terminate this lease in the event of a violation of early provision of this lease by the other
party in the manner and as provided by law. REFUND-In the event of cancellation of this contract, a refund (less $100 cancellation fee) will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract.
