The grounds are owned in common by the Association. There are Covenants, Conditions and Restrictions (CCRs) similar to what you would find in any typical condo or homeowner association. These are designed to protect all owners, ensuring values, continuity and harmony of the community. Association Dues: $120/month Includes insurance, utilities, grounds maintenance. Cottages are covenanted for private use only (no rental of any kind). Testaments as to what a jewel this property is: Best Places Northwest 3-1/2 of 4 stars, January 2007. Sunset Magazine Top 10 Beach Retreats, September 2006. Seattle Magazine 1 of 12 Fabulous Seaside Getaways. Enter Blackwood through a gated passage, slip into 4 acres of private reserve. Wind down a tree shrouded drive, past a seasonal pond enjoyed by waterfowl, pheasant and deer. Continue alongside green
gardens then arrive at the western most upland oceanfront acre of this private paradise to find these storybook cottages. This is Blackwood Beach Cottages, a condominium. Conceived and built in 1997 by Jim and Peggy Bleckov of Seattle, WA as a small, exclusive resort and primary residence, Blackwood is now a private community of 10 charming beach homes. Thats right, just 10! That is one of the highest and most unique attributes about this one-of-a-kind, Washington coast property. Planned communities are great, and also very plentiful these days. Most developments are building for maximum density. This is not our idea of a vacation retreat. Is it yours? We had something else in mind. Blackwood grounds are intentionally underdeveloped in a conscious effort to afford owners maximum open space and preserve wildlife habitat. The dunes, trees, shrubs and ponds are a year round haven to deer, a plethora of bird species as well as the occasional raccoon. Why spend your hard earned and much needed down time in a setting as condensed and populated as in city when you can have the best of civilization and nature right here? Condominium ownership at Blackwood is not your typical inside wall to inside wall arrangement. Your ownership encompasses the inside and outside of your cottage, as well as one acre of oceanfront property in common with the association of the 10 cottages. The CCRs afford our owners the opportunity to change their exterior colors within an approved palate and expand to a unit size larger than the current footprint of approx. 600 sq. ft. by 50%. We are pleased to offer this one-of-a-kind chance for you to experience, enjoy and invest in all the pleasures that owning a beach cottage has to offer. Quality construction. Private beach access. Fully furnished and ready to enjoy. Immaculate condition. Covenanted for private use only
About the Developers: Jim Peggy Bleckov. Not a large corporation, not a big contracting company, just a couple from Seattle; a carpenter and his wife (Jim and Peggy) looking to create a new life style. A return to summers at the beach in the 50s. That was pretty much the vision we had when, in 1995, we bought our undeveloped 4 acres of ocean front property located right in the middle of the Long Beach Peninsula. The fond childhood memories from my summers in Seattle were the weeks typically spent at the beach. I loved those times; the smell of the woods and the salt air mingled, creating a magical spell, the blackberries and huckleberries and of course the treasures waiting to be found in the sand deposited by the incoming tide. My sister and I would spend hours and hours happily collecting small shells and peeking under little rocks hoping to find a sea creature! - Something that delights me to this day, as well as the whole new expanse of beach to explore at low tide... Our family beach vacations occasionally took us to the Oregon coast, Cannon Beach was a favorite. The town of Long Beach (just 7 miles south of Blackwood Beach Cottages) was also a favorite. Mostly, we spent many glorious weeks looking back at Seattle from a prime spot called Wing Point on Bainbridge Island. At that time there were a group of about 8 houses that probably dated back to the 20s or 30s. They seemed old, comfortable and very beachy smelling to me, permeated with years of aromatic driftwood burning in the fireplaces and in some cases the old cook stoves! I was all of about 4 years old with my first recollection of this wonderful place. The same families would come every year. The wives and children settled in for the summer, the fathers would stay in town during the week, and then ride the ferry from Seattle over to the Island for the weekend. Many good times, simple pleasures and precious memories. Fast forward to 1994. In an effort to live a less hectic yet more rewarding life, my husband and I began a year and a half search to find a spot where we would choose to relocate. Finally we came upon this wonderful undeveloped woodsy property at the oceans edge on the Long Beach Peninsula and proceeded to build a small cluster of beach homes modeled very much after the summer retreat of my childhood. A second generation carpenter, my husband Jims expertise of 30 years in construction brought our plan to life. Jims father delighted in watching our progress! The fun began with the planning and vision, followed by lots of hard work to create this wonderful atmosphere and community of unrivaled charm, which has garnered many, many winning, accolades over the last ten years. Our new career emerged - Innkeepers! We specialized in a very personal setting, renting our cottages to an exclusive clientele. At the ten-year mark our plan would move to the next phase - sell our beautifully maintained cottages to private owners. The plan has been smoothly completed and now there are just a few cottages left! The cottage owners share the western most acre of the property, while Jim and I retain the other 3 acres as a private reserve.
Charming Cottages Just Steps to the Ocean... Market trends; the Pacific Northwest is a bit of an anomaly in the real estate market. We tend to enjoy continued appreciation and growth while other parts of the country have suffered from overgrowth and speculation. Pacific county has yet to catch up with currant market values relating to waterfront property in comparison to regions north such as the Puget Sound area and San Juan Islands as well as our neighboring Oregon coastal communities of Astoria, Gearhart, Seaside and Cannon Beach, just to the south.
