The B and B is set in a lovely Victorian building, and whilst we have retained many of the period features they have been combined with contemporary design, to produce a clean, modern look. Our Edinburgh B B boasts 7 en-suite rooms and 2 bedrooms with private bathrooms (one disabled friendly room) and a family room. Each room features an HD digital flatscreen TV, DVD and wireless broadband internet access. The following tariffs are valid from the 1st January 2007 until the 31st December 2007. £45 - £70 per room per night. £65 - £100 per room per night. £75 - £120 per room per night. Feeling too relaxed to sample the night-life? - then make yourself a cup of coffee, curl up in bed, and watch our HD digital flatscreen television or a DVD ( a wide variety of DVDs are supplied free of charge). If you need to check your hotmail account or simply want to surf the web then broadband Internet access is available from a communal PC. As well as having a communal PC, we have recently installed wireless internet connections to every room allowing use of your own laptop. Fraoch House has recently had a new extension with 3 new letting bedrooms added. It is currently graded 3 star by the Scottish Tourist Board and 3 diamond star from the AA. It is our aim through our attention to detail and commitment to improve the facilities and comfort of our guests.

Breakfast is important for raising your energy levels for the day's activities ahead. At Fraoch House we want you to get the best possible start to your day that you can. A sample of our menu is to the right, Complimentary newspapers and fresh fruit are provided for your pleasure. Vegetarian Cooked Breakfast Eggs (fried, scrambled or poached), vegetarian sausages, potato waffles, mushrooms and grilled tomato. Potato waffles and bacon served with maple syrup. Toasted bagel served with cream cheese and Scottish smoked salmon. 2 eggs any way you like them - poached, scrambled, fried or boiled. All breakfasts are served with your choice of freshly brewed tea or coffee.

Each of our 7 en-suite rooms are quiet, comfortable and modern, with an emphasis on calmness and relaxation. Fraoch House is run by the youthful Gareth Houston. Previous work in customer services provided some of the required expertise for running Fraoch House but he has had to master the art of cooking a delicious breakfast. We are situated close to the city centre with Princes Street only a 10 min walk away. We have 9 beautifully appointed rooms available - 7 en-suite and 2 with their own private bathrooms. The house recently underwent a complete transformation where we added an extension. Creating the right ambience is something we value. A clean modern look has been achieved whilst remaining sympathetic to the character of the original building. Our aim is to provide a relaxed and informal atmosphere where the service is warm and friendly yet unobtrusive. Having grown up in Edinburgh, Gareth is full of advice on entertainment and sightseeing. If you require any suggestions on 'what to do' or 'where to go' then just ask.
