Breakfast and to maximising visitor enjoyment and comfort during their stay in Dartmouth. The following access statement outlines the services and facilities currently offered by Hill View House. However, should you require any further information please do not hesitate to contact us. Pre-Arrival There is a bus stop diagonally opposite our front entrance and there is a regular bus service. The nearest main line train station at Totnes is approximately 20 minutes away by car. Otherwise a seasonal
steam train service terminates at Kingswear Station on the outskirts of Dartmouth. There is a good reliable local
taxi service. If required, we can make a booking for you. Brochures, menus and guest information can be provided in large print and Braille by prior arrangement. We have an informative website. You can contact us via
phone or email (details below). Arrival Car
Parking Facilities Hill View House is a split level five storey period town house located approximately 150 metres up a hill. On arrival to the front of the property there is a single gate with twoo concrete steps leading down to the footpath and main entrance (ground floor level). The depth of the first step is 45cm and the second is 79cm. Otherwise the width and height of both steps are 95cm and 16cm respectively. The whole length of the surface of the short footpath from the front steps to the main entrance is made of concrete and is level. At the point of arrival initial contact to gain access at the front is by doorbell. An automatic lamp with a sensor providing good lighting is located next to the front door. On arrival to the rear of the property the approach from the road is completely open and leads to the hardstanding area (
parking), the back entrance (lower ground floor level) and the self contained letting
bedroom number five (basement level). The surface is also
flat and made of concrete. The depth, width and height of the five wooden steps leading up to the lower ground floor entrance are 23cm, 98cm and 20cm respectively. The depth, width and height of the six elongated concrete steps leading down to the basement are 54cm, 86cm and 19cm respectively. A further internal step with a height of 24cm leads down into the basement
bedroom. At the point of arrival initial contact to gain access at the rear is by doorbell. Another automatic light with a sensor providing good lighting is located on the rear elevation.
Parking for upto five vehicles is located on both the back of the property and in the
garage opposite. Although there are no marked
parking bays there is
room for uptoo three cars on the back and one in front of the
garage.
Parking on site is never guaranteed, however priority is given to visitors with obvious disabilities - details of your
parking requirements are sought at the booking enquiry stage. Additional
parking off site for twoo cars is potentially available in the main central car park by means of a Hill View House
business permit. There is no extra cost for this. Assistance in these instances is automatically provided by me to find you a
parking space and then bring you back to the Bed and
Breakfast. I can assist guests with taking their luggage to their
rooms. Clear signage is provided at both the front and rear of the property. A contact
telephone number is alsoo displayed at the front. Dartmouth town
centre and riverfront are approximately 5 minutes walk from the Bed and
Breakfast. The Tourist Information
Centre is located in the
centre of Dartmouth. Main Entrance Reception The main manual front door (ground floor) has one step 17cm high and is 70cm wide. This door is always locked but we do give all visitors a front door key for means of access at all times. On entry into our home on the ground floor level there is a hallway 5m 40cm long by 70cm wide - the staircase at the end of the hallway leads upto the first and second floors and down to the lower ground floor. On the top step going down to the lower ground floor there is a further width restriction of 59cm. There is seating provided in the
lounge immediately off the hallway - a 3cm high threshold divides these twoo areas. Carpet flooring has been laid throughout the whole of the ground floor. The back manual door (lower ground floor) has one step 4cm high and is 70cm wide. This door is only locked at night but wedogive all visitors a back door key for means of access at all times. On entry into our home on the lower ground floor level there is a hallway 5m 75cm long by 70cm wide leading to the reception area and staircase - the staircase leads upto the ground, first and second floors. There is seating provided in the
dining room immediately off the hallway - a 2cm high threshold divides these twoo areas. Carpet flooring has been laid throughout the hallway and floorboards have been stripped in the
dining room. Good lighting is provided in both the front and rear entrances. At the point of arrival a familiarisation
tour is provided by me of Hill View House and procedures in the event of a fire are fully explained. Braille signage is provided on all doors. Public Areas - General (Internal) Our corridors are 81cm wide. However, on the top step going down from the ground floor level there is a further width restriction of 59cm. Corridors and staircases have a very light plain colour scheme and are well lit. The front entrance, rear entrance, reception area and the first and second floor landings are continuously lit throughout the night. The floor covering on all corridors and staircases is carpet. There are15 stairs from the lower ground floor level to the ground floor level followed by 16 stairs to the first floor level and a further 15 stairs to the second floor level. The depth, width and height of all internal stairs are 25cm, 89cm and 19cm respectively. The measurements of the landings on the first and second floor levels are 1m 81cm by 1m 82cm. The
breakfast room is located on the lower ground floor and the guest
lounge on the ground floor. Braille signage is provided on all doors. All main internal doors are fire doors, manual and 74cm wide. All guests are given their own front door, back door and
bedroom keys. The thresholds to
bedroom 3 (second floor level) and the
lounge (ground floor level) are 3cm high and to the
dining room (lower ground floor level) is 2cm high. Public Areas -
WC A very small cloakroom off my
office is located behind the reception area on the lower ground floor level. Access to this
WC is initially via a manual fire door and then a wooden sliding door - the width of the sliding door is 49cm, however there is a further restricted width route into the
WC of 39cm. There is a 10cm high threshold. The flooring is non-slip cork tiling. The height of the
toilet seat is 41cm. The height of the small corner basin is 78cm.

Cafe Breakfast is served just off the reception area on the lower ground floor. The nearest cloakroom to the
breakfast room is located just behind the reception. There is a 2cm threshold into the
breakfast room. The door width is 74cm.
Furniture is flexible and can be moved on request. Tables have underspace of 67cm high by 59cm wide and overall height of 72cm (legs on each corner) - the chairsdonot have arms. Menus can be provided in large print and Braille by prior arrangement. All diets are catered for and
breakfast is served by me. In addition,
breakfast can be served in the customer's
bedroom if appropriate. Piped music is played in the background, but can be turned off upon request. Flooring is stripped wooden boards. Lighting is provided by an uplight, accent lighting and a normal pendant. The guest
lounge is situated just off the hallway on the ground floor level. The guest
lounge door width is 74cm. There is a 3cm threshold into the
lounge

Hill View House has a monitoring system in place to maintain low levels of energy consumption. Hill View House has identified from commencement of trading internal and external light bulbs suitable for low energy, long life usage. Hill View House has installed a new
central heating system, incorporating a modern efficient gas boiler and individual radiator thermostats for all
rooms. Regular ongoing servicing and maintenance of the boiler and the
central heating system will be carried out by a corgi approved
heating engineer and the
heating thermostat will be checked at different times of the year to ensure that it is set at the appropriate level. Hill View House has reinstated sash windows to both the front and rear elevations of the property using a combination of traditional materials and modern double-glazing and has insulated the loft. Hill View House uses either A rated or the most efficient new appliances available in the
kitchen for cooking, washing and chilling. Hill View House is committed to saving water. All guests are offered full ensuite non power
shower facilities together with the most advanced Scandinavian water-saving
toilets currently available which have an integrated close-coupled cistern with a dual-action flush releasing either four litres of water for a full flush or two and half litres for a half flush. Hill View House has a towel policy and encourages all guests to leave dirty towels only in the
shower cubicle/
bath for washing. Hill View House minimises the use of the
business vehicle as far as possible and combines
trips with other purposes. In addition, home deliveries of products via local suppliers where available are arranged. Hill View House buys recycled paper where possible for headed notepaper, invoices,
business cards,
toilet rolls etc. Hill View House where possible avoids purchasing products with unnecessary packaging. In particular, bulk purchases of leaf
tea, butter and liquid soap/shampoo are made for use/storage in metal canisters, small butter dishes and hand pump dispensers respectively. Hill View House uses only environmentally friendly cleaning materials and magnetic products for the washing machine and dishwasher. Hill View House purchases phosphate free liquid soap and shampoo. Hill View House supports the local economy by sourcing products from local suppliers and where possible selects organic produce. Hill View House cuts down pollution by running a small lead-free motor car and ensures the vehicle is serviced at the manufacturer’s recommended intervals. Business Scheme and regularly attends
meetings of the South Hams Green
Business Club. Hill View House has a monitoring scheme in place to reduce the amount of waste collection. Hill View House compresses all plastic bottles before disposal. Hill View House reuses both old envelopes where suitable and scrap paper for note pads,
office tasks etc. Hill View House recycles glass and cardboard. Hill View House protects the water system from harmful waste discharges by using environmentally friendly cleaning materials and magnetic products. Customer Experience Maximising visitor enjoyment. Hill View House devotes a whole page to its environmental policy on the Hill View House website. Hill View House promotes its environmental credentials in the Hill View House brochure. Hill View House welcomes any suggestions about how its environmental performance can be further improved and any comments where it is felt that the environmental policy is not being fully adhered to. Hill View House supplies maps and timetables to all guests and further encourages walking and use of public transport by offering a five per cent reduction all year round to walkers, ramblers associations, cyclists and guests leaving their car at home. Hill View House offers secure
parking for cyclists. Hill View House operates a reduced nightly tariff for short breaks taken during both the high and low season. Hill View House raises funds for the restoration of the local South Hams green lanes by making a fixed voluntary contribution based on it’s occupancy levels, a donation box at the reception
desk and via the sale of the book ‘Exploring Green Lanes in The South Hams’. Hill View House has a green notice board in the entrance providing details of local green attractions, environmental issues etc. Hill View House operates a no smoking policy throughout. Hill View House uses plants in all
rooms. Hill View House caters for all diets including vegetarian and gluten free. Hill View House offers local food and
drinks and where possible organic produce. · Hill View House uses herbs cut from its own herb
garden. Hill View House ensures that radiator thermostats are working properly. Hill View House places great importance on promoting wellness and maximising customer comfort and enjoyment. Hill View House has used wallpapers and wall tiles in the
lounge,
bedrooms and entrance area made from naturally processed hemp. These finishes are produced in large quantities on a farm for direct shipping to the paper mill, as opposed to pulp from slow-growing trees which require expensive harvesting and high-energy mechanical processing. Hill View House has applied completely solvent and odour free paints throughout the whole of the interior. Hill View House has laid naturally anti-static, untreated wool carpeting in all the
bedrooms. These carpets contain no man made fibres and are completely environmentally friendly. A base of linen and cotton mix, rather than synthetic materials is used in the making of these particular carpets, and the jute backing is attached with 100% natural latex, rather than synthetic latex. Hill View House has laid sisal in the
lounge, hallway, stairs and landings. This flooring has a 100% natural jute backing and contains absolutely no input of pesticides or fertilizers in its cultivation. Hill View House has laid untreated cork flooring with a water diluteable and 100% solvent free liquid waxed finish in all
bathroom ensuite areas. Hill View House has waxed the stripped wooden floor in the
dining room with an environmentally friendly finish. Hill View House has used wooden Venetian blinds obtained from sustainable sources and roller blinds made from cotton. Hill View House has where possible chosen new and recycled
furniture made from wood, twisted paper, leather and other natural materials. Hill View House uses only natural cotton, dust mite free and non allergenic bedding. Hill View House offers upon request an alternative sleep system, when available, incorporating magnetic and far-infrared technology for a different sleep experience.
