Here are some comments from guests we have been fortunate enough to have stay with us at American Guest House. Oasis in DC - Beautiful property - well maintained and very clean. I stayed for nearly a week in DC. Location is perfect and price can't be beat! Includes made-to-order omelet each morning. Owners and staff were very accommodating and readily available by

rooms are great, beautiful and cozy. Caring atmosphere and nice surroundings complete the picture. Washington's Best Kept Secret. Why stay at a boring chain hotel? We had a wonderful time at American Guesthouse, an 1880's manion restored to perfection. Perfect location, near subway, upscale commercial district, ethnic neighborhoods. Quaint parlor where we relaxed enjoyed free
internet. Big, home cooked
breakfasts. Magnificent staff. Clean
quiet rooms. One caution: lots of steps. Staff and
Breakfast! - We ended up staying here on
business because all the other hotels in the area were booked. What luck! It was cheaper than the chain we stayed at last time, and everyone on staff was helpful. They serve you
breakfast, including eggs, cheese, fruit salad, bagels, toast, cereal, juice,
coffee,
tea, etc As is standard these days, they clean your
room, make your bed, and change your towels daily. (If you do not want them to do this, please tell them so explicitly.) The place is
quiet and elegant-great for families, weary
business travelers, and tourists who want to be pampered and have a cozier relationship with the staff (the onus is on you to strike up a conversaiton, perhaps out of respect for your privacy, but the staff is undeniably friendly and willing to talk.) It is NOT a place for partiers/late-nighters. They are very strict about being
quiet after 10:00pm and about not having guests in your
room. Great Location, and Warm Staff - The
rooms/
bathroom were clean; the staff were personable and helpful, and the
breakfasts were filling and tasty.... This was a homey experience, and the location was awesome, honestly a ~10min leisurely walk north of Dupont Circle, and steps from a bus stop. The
internet connection down in the lobby sitting area (free to guests) was also a big plus. A Delightful Surprise - This year I waited too long to make my reservation at one of the three hotels serving an international
conference that I attend annually. In desperation, I looked up beds and
breakfasts in the DC area hoping to find something close to the Washington Hilton, where most of my
meetings were scheduled. I discovered that a place called The American Guest House was located directly across the street - and offering a
room rate that was less than the
conference rate! I wasn't sure what to expect when I arrived, but was delighted to find a
quiet and welcoming guest house decorated beautifully with warm wood floors and wainscotting and Early American antiques. My
room, one floor up a winding staircase, had all the modern comforts:

bath, and even a small space heater, which came in handy in mid January. What a wonderful retreat from the daily DC hustle and bustle! Great Little Find - I stayed here for 3 nights because all the hotels were either taken or overpriced for my time period. Easy walk to Metro, old building, very clean
bathroom, comfortable bed, friendly hosts, adequate
breakfast. This is a nice alternative to hotels. Elegant Late 19th Century B B with a Homey Feel We found ourself at the American Guest House because of Hotel Sameness Fatigue when looking for accomodations during a
convention in Washington DC. The American Guest House is 1/2 block from the Washington Hilton - thus was very convenient for us, but it was a lot more than just convenient. The house is a 3 story townhome originally built in 1893 for a US Senator of that era. The owners, Lucia and Cl
audio Rosan, lovingly restored and renovated the inside of this house between 2002 and 2004. Filled with antique
furniture, the walls lined with wood panelling and original
mirrors, it has been repainted with bold interior colors, the wooden floors and panelling refurbished, and a secondary stairwell originally used by the household staff has been ripped out to install ensuite washrooms for the
bedrooms. The
living room, entry hall, and dining area appear from the original era, with the hardwood covered with area rugs. A complimentary
PC with high speed
internet is in the
living room. Our
bedroom was cozy but again decorated in that earlier period with a four poster bed, antique secretary's
desk that also served as small dressor. The bed spread and curtains were of a lovely deep-colored brocade material that also echoed an earlier style of decorating.
Breakfasts were lovely, including different baked goods, yogurt and cereal, toast and different cheesesand the owners would even scramble some eggs for you upon request.
Coffee,
tea, and cookies were available dayround - this made for a nice treat at the end of a day of
conference sessions and in a much more peaceful setting than a hotel
restaurant or
bar. The owners, Cl
audio and Lucia, are a lovely Brazilian couple who also operate another more modest guest house across the Potomac in Arlington. They are friendly, gracious, and helpful. The guesthouse appeared to bring in an international set of visitors - many of them attending
conventions at nearby hotels like the Hilton - and we met other travelers from Italy, parts of the US, and Africa. American Guest House is centrally located. We were able to easily walk to Dupont Circle, the Mall and museums in the Capital area, to downtown Washington, and the the National Zoo. Georgetown and Embassy Road are also nearby. Our stay there had the feel of a visit at one's cousin's home rather than an impersonal hotel
room. When we return to Washington,
convention or not, we will definitely return to the American Guest House.

Conventions. The American Guest House Bed and
Breakfast has been taking care of
business travelers and
convention attendees since 2001. Our rates are typically much better than the larger hotels in the area and the accommodations more comfortable. In Washington DC on

quiet accommodations and central location have made us a favorite for
business travellers spending time in Washington DC.
Wireless internet access is available throughout the house at no charge. There is also a
computer available to our registered guests in the
living room. Both services are free while you are our guests. There is a $10 per hour charge to use these services after check-out. We have an honor system in the
living room where you can use our
computer to print or use our
FAX machine. We charge 20 cents per page plus long distance fees. Being just minutes from the Metro makes it easy to get around Washington without having to worry about your car and where to park it. In Washington DC for a

Conference. Being tucked in close to all the large
convention and
conference hotels in Washington DC has a distinct advantage for you. When staying with us, you can attend your
conference and when the day is over you can retreat to our
quiet and comfortable inn without all the noise and commotion that often accompanies
conventions in larger hotels. We have easy access to: The Washington Hilton. Perpendicular across the street (go right from the guesthouse). It is not unusual to see guests return between
convention breaks to rest. Wardman Park Marriot. Only 4 blocks away (1 mile) and 10 to 15 minutes of leisure walk time. This is a very beautiful area and one of the
safest areas in Washington DC. A bit less than 4 blocks (0.8 miles) and about 10 minutes of leisure walk time away. Wonderful area, beautiful sights and a very

Convention Center. Located 8 blocks (2 miles) away from the AmericanGuestHouse - 13 minutes by bus (bus stop in front of guesthouse) or walk to Dupont Circle metro and ride metro for 6 minutes.
