bedrooms all equipped with those little extras to make you feel very much at home. The accommodation consists of:

Reservations Terms and Conditions. At Caddon View there aren't many do's and don'ts, but we've put the most important ones here, along with a few other miscellaneous things you might need or like to know before you arrive. If you cancel your stay less than
24 hours before arrival then a charge will be incurred equating to the first nights stay. We accept Visa or Mastercard credit/debit cards (and also cash for the balance). Please note: We do NOT accept cheques or AMEX. For current prices and related information please see our. Caddon View is no smoking. Guests travelling from overseas who may be unfamiliar with Scotland's anti-smoking campaign may wish to visit. An extra (sofa)bed in the
room costs 15 per child. All prices include
breakfast. Our
twin room is ideal for older teenagers. We're sorry we can't allow your pets to stay, but if your faithful friend is accompanying you on your

lunches if requested the day before - handy if you're wanting to make the most of your day on the trails or by the river! Caddon View BB has off-street
parking for around six vehicles, with
security cameras monitoring the car park. Additional
parking is available on the street. If you have particular access needs, please let us know in advance and we will do our best to ensure you can park as close to your accommodation as possible.

breakfast we recommend a glass of champagne or Bucks Fizz for £5. All our bread, fruit, veg, bacon, sausage, black pudding and eggs come from our local Innerleithen baker, greengrocer butcher
All our guests at Caddon View are welcomed with complimentary
tea or
coffee and home-made cake. At the end of the day our comfortable drawing
room, with its cosy log fire, provides you with the perfect place to unwind. Our bookcase is filled with maps,
games and various novels and we have a supply of magazines for you to read at your leisure. We also have fresh fruit for you to help yourselves to. The
dining room, with its large bay windows and stunning original plaster work, overlooks the mature and charming
gardens and is able to seat 20. Start the day with a leisurely. which is served between 8am and 10am. If you need to be away earlier in the morning then just let us know and we will happily provide an early
breakfast. In the evening why not enjoy some excellent and great wines in our candlelit
restaurant. We take great care to source our ingredients from local suppliers wherever possible. Picnics can be freshly made - all we ask is that you let us know the evening before. Our licensed
restaurant is open to non residents although booking is essential.
Local Borders Attractions Things to Do the scottish borders will keep you busy! The small rural mill town of Innerleithen, renowned for its exquisite cashmere, is set in the heart of the Scottish Borders' rolling landscape in the Tweed Valley. It is surrounded by all the calm and charm of the countryside but still within easy reach of Edinburgh, which is less than an hour's drive away. The ceaseless industry of the old mills has given way to far more carefree pastimes, and the river is now one of the cleanest in Scotland. Many of our guests come to Caddon View respite from city life. The Borders is a great place for a quick battery recharge. There are varied attractions for guests to visit practically on the doorstep. Among them are Traquair House, home of the Stuart Kings and Scotland's oldest inhabited house; Robert Smail's Printing Works, which provides a fascinating glimpse into the art craft of letterpress from 100 years ago; and St Ronan's Well, a once famous

health giving properties and a very colourful history! Further afield, but still within easy driving distance, lie numerous stately homes
gardens, castles and miles of spectacular scenery making this a perfect base for touring or a relaxing break. There are plenty of antiques
